Pihak Pro-Team akan mengadakan mesyuarat bersama penduduk penduduk di Bayu Villa bagi membincangkan isu isu semasa dan status keadaan di dalam Bayu Villa.
Kami di Pro-Team berharap sungguh agar semua penduduk dapat hadir untuk duduk bersama serta membincangkan keadaan kedudukan di Bayu Villa.

we can go on for years pointing fingers but no use as it will make things worse.
Im as a resident wants this place to be better , thats all, im not bothered about all the pointing fingers, everyone have their mistakes but we cant sit on it and playing blaming game, racial slur.
think wisely, we are not kids .
For the pro team, my advice is keep yourself busy with the improvement of this place and resident need to assist them on the right thing they suggest and argument ( healthly) on the things we need to argue.

Since no one giving any suggestions to help our place, let me be the first one to put a few.
ReplyDelete1. Gotong-royong to clean up our place. Either doing it level by level or whole block at certain time of the month. One or few members of new JMB to lead at one block or level at a time.
2. Rukun Tetangga as a security measure. Raymond may assist in advising on how to do it since he did it quite okay last time.
3. Police patrol request. May not be successful but trying is better than nothing.
4. Residents Assist or Neighbour Help Neighbour with level security.
All this for now. Anyone else care to put in suggestions for their agenda of meeting or just plain ignorant and keep yapping here and there with slogan?

DeleteMy suggestions can work with or without JMB / PRO-Team / hated person. Just that we need to be one as residents of Bayu Villa. All these comes almost free when work together.
DeleteI have other suggestions but those all for other times. Let see how PRO-Team react to suggestions from residents. Do they deny or accept others opinion / suggestion openly or just be a "secret society" working behind without letting anyone know of their doing.
Currently we're having rainy season. the 2 swimming pool and other places are fast becoming breading ground for Aedes mosquito. MPK may give us a fine if found guilty of breading it. Again, cost to our hard earn payment to management.
DeleteCan't you PRO-Team or future JMB start gotong-royong first? It doesn't need any certification at all. Just post out a time and date to do it or you all just want bark and no bite?
Some wild suggestions that may work.
ReplyDelete1. Every unit owner pay RM1,000.00 in advance to management to settle the debts as there is more than 700 units which equals to over RM700,000.00. Problem settle (for the moment) and then slowly do a rebate back to unit owner over a period of time say 1-year.
2. Call in media and politician to push all unit owners, TNB, Syabas, COB to compromise on things. We may get advices as well from them on how to resolve our issues. Property flippers and landlord that rent out will not like this but the importances is to those staying in Bayu Villa first whether owner or tenant.
3. Setup Residents Associations to double check Management work.
All this for now. Anyone else care to put in more suggestions or just plain ignorant and keep yapping here and there with slogan?

we need to start this as the place is getting dirty.
get the cleaners back..negotiate with them on how to get the place back to normal..see who has not paid the maintenance and get them to pay by instalment basis...not by BVA hmt who suggest to pay all..not everyone is plucking money from the tree ya..everyone has been paying advance maintenance fees..please cross check again with the system....get a local malaysian to work in the office and putting a pakistani to work who does not know head or tail about anything..choose wisely on ur staff..
ReplyDeleteI believe it will take some time to get back cleaners to start working again seeing our financial and security issues. Making everyone pay maintenance will be difficult especially those selfish people.
DeleteWhat if the payment received and payment to-be-made to vendor can be tracked and fool-proof of tempering, will anyone care enough to lend some advance money to help out our place? Think like a big business like those listed in Bursa Malaysia and certified with ISO.
Please note that my second suggestions is wild type which most may not accept but we still have the options. If half or 25% of our residents helps out by paying advance (only with fool-proof payment tempering security in place), do you think it will be helpful to get some critical issues resolved first (TNB, Syabas / Cukai Tanah / Insurance - may not be highlighted at all)?
Anyone care to give more suggestions and see if PRO-Team listens and start working since I don't see any suggestions coming from them at all.

I prayed hard each day to bring the culprits to justice .From the first mgmt to Bernard, to last year JMB and now New JMB. Can you tell us here why do you say "what if" - does it mean you know everything and capable of tracking all?
DeleteHow sure you asked? Do you know accounting audit trail? Did you attend any auditor training? Is ISO certification a fake certification?
DeleteWho do you think will those person / people care enough to pay in advance? Answer is THOSE THAT IS RESIDENTS AND ARE WILLING TO RESOLVE ISSUES instead of looking for causes and not solutions. I'm willing, are you? Sure a big NO right? Then do you have the rights to deny others that are willing to assist in solving our current predicament? Remember, those that willing to help is helping to make our place a better place, not the opposite. This will only viable with proper security in place.
Praying does no good in justice, action is. Play your roles as a real residents and not giving negativity here and there.
"What if" is a choice. If JMB willing to implement those security measures, it will most certain reduce or eliminate "missing money". Reduce by means of responsibility as only certain person in JMB are allowed to delete / modify any record in the system, and thus with audit log of the system, will know who did what.
Do you have any suggestions to make our place a better place? If yes, feel free to post it here so every residents will know about it and if it is viable, implement it (either by JMB or voting).

BV ada dah seorg ala tentera with suspicious " blowpipe" "lLong Sword" " A4 rifle" or maybe a bamboo stick or long rottan (for his kids/wife/orang bawahan ) or possibly just a snooker stick ...hahhahahah- cant guess, just anything is possible . we do not want any othr ala tentera to appear in BV again. DeleteSince when do you lived in BV? and how far you see? did you do any research? did you understand the enviroment, the situation? It is not what you think of, it is not only monetories issue - a whole lot more to go. If it is only has to do with the pc with the system - it had been solved by then. My property is here, and I of course will ask any possible questions. And jgn nak naive sangat, any person who understand payable and receivable knew very well what is audit trial. Bring yourself forwrd this coming 21/09 and proposed your system and tell all you will be the first to pay advance to help BV. I will NOT, not until I see improvement in the management.
Don't worry, I won't be a terminator. Sorry if I'm made any mistake. On the payment advance, it is just a wild suggestion which may not work. Just an additional options to help settle issues in a fast way but will need a really secure payment methodology.
