Issue Of Raising Up Maintenance Fee.

We have all the answer that you want. Just show us who you are and tell us if you are a good paymaster. Those attend the EGM got all their question answer because they are eligible to as they stand as owner in their units.

Firstly there was not necessary for JMB in any state to answer all the accounting question as all the owners will receive an audited account in every AGM.

Because of these certain question, we will answer and we will not reply again.

1) The first wrong doing - Most of the people know including all the previous AJK. It happens in April 2014 when treasurer and president resign but no want take any action. Mr. Lee is the one who take the first action.

2) Power cutting - It is not people power or ppbv nor jmb save the situation. It is Mr. Lee who uses his own money to negotiate and pay first. RM 35,000.00. No doubt the residents didn't allow the TNB people to leave but because the payment have been promised then TNB open the electric. Remember that.

3) Individual water meter - Go and ask Syabas, can we ask for individual meter? Cannot as long the overdue is still there. Must clear everything then only can apply. During our take over it already had been overdue. Lately SPAN is giving Syabas a special instruction to install individual meter. 

4) New billing system - System still at their earlier stages before been implemented to all the residents. Need to be stable before been passes to all the owners.

5) Open call for Management CO - When we took over, no management company want to bid or come in because all of them said Bayu Villa cannot be rescue any more. We did look for few but no one wants to take the jobs because all the industry players know what is happening to Bayu Villa.

6) Increase Rate - The article posted already show what are the expenses we need to occur. Still don't understand the wordings?

7) Multiple sessions meeting with residents - No issue in the first place. That why we organize an EGM. Are you telling me we increased it illegally? Come and attend the meeting if you are eligible owner. You have your rights according to Act 663 Strata Title.

8) JMB will not respond to this rubbish post - A good JMB will respond and it deems have answered all the question given.

  1. There' no AGM yet so don't talk about audited account. Don't talk about something that haven't happened.

    And no, I won't expose who I am as I AM AFRAID OF PEOPLE THREATENING ME IN BROAD DAY LIGHT!!!

    If want to talk about history, talk about it from the start of BV 2005 till now.

    Paying and getting the chance to discuss with TNB is not only Mr Lee doing. I give Mr Lee a clap on his sacrifice.

    Since when did we have overdue? Please update us on the year of the debt that started? Before that who is in charge and who made the decisions?

    New billing system is running for how many months now? Need how long to be stable? Provide ETA and not simply whack of how awesome the 5-star system.

    Now still looking for better Management CO? I'm questioning your logic behind your answer. Please stay in present time and not in the past.

    Increasing rate abruptly will only cast doubts to your esteem in working out a suitable solutions.

    I donate some solutions to you.

    1. Use rain water catchment system. Buy multiple tanks or big bucket with cover and modify all roof drainage to flow the water collected into the big bucket for floor cleaning use. You save on water bill a lot.
    2. Use Clear 2ft LED T8 light for all our lighting use instead of current frosted 18W LED lighting system. It's only 9W max instead of 18W. You save half of the electricity usage. Lets say saving of 30% equals RM3,900 per month. Implementation cost can be split for 6 months to reduce monthly expenditure.

  2. It make sense also. If no money been paid, where got water and electricity? I'm one of the previous owner here. I have shifted out already. I still can remember that the treasurer fork out his money to pay advance for syabas, tnb and even quit rent last year.

    I was facing hell of the day when my lawyer cannot transfer the name. Lee helping me out on this matter by paying the quit rent finished. I think not only me but many owners as well. As to my knowledge bayu villa doesn't have any more problems with quit rent already.

  3. Lee good in some area but yet he is no angel. Because he keep saying and remind all of us that what have he done over and over again. I have nothing against him personally but again many question still unrest. Come on people. Can't you all see all the commotion were done bit by bit just to make things look so complicated. It is true, previous JMB were lack in few points but the new one never come better either. What used of the 10% increase? If another 30% of owner that haven't paid a single cent were never being chase in any possible way that JMB can. But instead of doing that the loyal paying owner seem to be punished of their sincere payment regime. I know, it still not enough at the moment but it is better than nothing....dept that initiated at the point of 1,000,000 been reduce 650+++....look people in bayu villa have agreed in something that they see workable for them and JMB...they lives without proper lift, swimming pool, other facilities which other condominiums have just to make JMB manage from crawling to walking but not when you able to run you begin to leave everybody behind. Remember we the public also play our part to help you!....what to manage if the people go against you?....JMB should go and have a open discussion with the people...if you are trust worthty, you will be able to answer all with ease..

Funny people. Simply call incredible hulk to come and destroy bayu villa then call captain america and iron man to save bayu villa? What the hell you all thinking?

    From your comments don't so jealous on this management. I just want to see results. They perform. Simple as that. They perform far better than the previous old shit Jmb. Bringing all the trouble and hassle to the resident.
