Mesyuarat Tergempar - Pemotongan Bekalan Air.


Semalam Ahli Jawatankuasa Pengurusan Bersama (JMC)  mengadakan mesyuarat tergempar mengenai kes dan isu pemotongan air. Di dalam mesyuarat tersebut juga ada di sentuh mengenai sumber kewangan yang tidak mencukupi dan bagaimana harus diatasi supaya boleh membuat bayaran kepada pihak Syabas.
 
Sehingga semalam jumlah hutang yang tertunggak kepada pihak Syabas berjumlah RM383,729.90.


Mesyuarat bermula dengan Bendahari menerangkan kepada ahli jawatankuasa apakah yang telah berlaku sebelum proses pemotongan air dan selepas proses perbincangan dengan pegawai Syabas sebelum pihak Syabas mengambil tindakan membuat pemotongan air yang berlaku semalam.


Mesyuarat juga dihadiri oleh beberapa penduduk yang ingin mendengar perkembangan terbaru yang berlaku di dalam kes pemotongan air ini.
 
Oleh kerana isu pemotongan ini amatlah kritikal, pihak jawatankuasa JMB Bayu Villa menyeru agar semua penduduk dan pemilik datang beramai ramai ke pejabat JMB Bayu Villa untuk membuat bayaran tunggakan mahupun bayaran awalan wang penyelenggaran dengan secepat yang mungkin supaya pihak JMB yang baru di lantik dapat bertindak bagi mengatasi masalah yang dihadapi.
 
 
Sehubungan dengan itu, ahli jawatankuasa yang berkemampuan berkomitmen akan membuat bayaran pendahuluan wang penyelenggaraan selama setahun dengan potongan diskaun sebanyak 10 peratus akan diberikan bagi mengatasi kemelut yang dihadapi oleh Bayu Villa.



Di dalam perbincangan tersebut, Bendahari juga melakarkan pelan rancangan atau program pembayaran balik yang akan diserahkan kepada pihak Syabas dengan secepat yang mungkin bagi membolehkan pihak Syabas menerima cadangan atau program pembayaran yang dicadangkan.
 
Program pembayaran balik yang dicadangkan bukanlah yang terbaik tetapi ianya merupakan salah satu cara yang terbaik dalam mengatasi krisis kewangan yang melanda Bayu Villa. 


Pihak Pengurusan Bersama JMC berharap sungguh agar pemilik serta penduduk yang berinsiatif serta yang tinggal di dalam Bayu Villa keluar untuk membuat bayaran tunggakan mereka.
 
Jika kita dapat mengumpul setiap unit rumah sebanyak RM200.00 sebuah X 760 unit = RM152,000.00, masalah seperti pemotongan ini dapat dielakan. Yang ini cuma masalah pertama yang harus diatasi.
 
Masalah yang kedua yang akan muncul dalam masa yang terdekat ini iaitu TENAGA NASIONAL BERHAD.

  1. the point is, will all 760 units pay up? I heard 1.3 million outstanding? isnt it unfair for the good paymaster to pay up and the non pay up culprits still enjoying their water flow?

    1. Hey stupid...water bill not more than RM100/month..our neighbour maintenance fee only RM70...they never facing the problem like we did..our water bill already include Electricity usage..1.40/m3..rumah teres only pay 40cent/m3..do some research b4 post here..

  3. List all bad outstanding tenants/owners and pin it up the wall. Dismantle their water meter .
    List also all the good pay master.

    3. One question here..average water usage per house is RM20..do u think people dont settle the water bill??they dont feel to pay the maitenance fee coz the utility here suck..admit it.

  6. No point arguing now, Water is our issue, Let them deal first to grant some time from syabas .

    After that find a solution to pay them up.

    If we keep on arguing and finding fault, resident will have no water which is the most important basic need for all ( kids, adults, cooking, praying etc).

    Hope to hear a good news today.

  9. Please don't take advises from Bernard and their team as they did screw us up before with this advance payment and their way of management. They did this when they are managing Bayu Villa to cover up XXX.

    How many actually did pay advance? Even if all pay advance, how long can the amount RM760,000.00 last? Remember that for 12 months there are no more monthly RM100 from every unit. This means a debt of RM76,000.00 per month. Multiple it for 12 months and we're back to square one with more debt. If I can gather 150 units to pay advance, this means RM180,000.00 loss in revenue for Bayu Villa because it will be used to settle some debts. Which also means a debt or RM180,000.00 incurred since we're short of cash.

    Why not introduce discount for those still owing payment, say 3 or 5%? Who can help more? Those that can afford to pay advance or those that are still owing Bayu Villa? Check, verify and decide who is the bulk of revenue to entice to make payment.

    Anyone in the group ever thought of doing an action plan for both shot and long term to deal with these issues of repayment? 12 head with thinking cap and none popping up in this blog? Fire-fighting without any planning are just like the other previous management.

    Anyone done proper calculation of repayment schedule for TNB, Syabas, MPK, Insurance, security company, cleaners, etc? How much revenue coming in if all pay? RM76,000.00 + RM11,400.00 water bill (average RM15 x 760)? How much can Bayu Villa afford to do the repayment? Syabas RM25,000.00 + RM15,000.00, TNB RM35,000.00 + RM20,000.00, MPK RM40,000.00 + RM10,000.00 / year?

    Syabas + TNB alone are over RM95,000.00. Are Bayu Villa able to pay? Will all unit pay?

    Some suggestions for JMB / PRO-Teaml, can JMB + PRO-Team arrange some members go to those unit that didn't pay to ask them their reason of not paying? Find out why and propose a win-win solution. Is that hard to do?

    In the mean time, please post out amount collected every week if possible. Be accountable and transparent as there are many still questioning your management methodology of still following Bernard and Friends or you're going with new fresh ideas to tackle these issues.

    A lot of residents keep saying, let them solve this problem first. Yes, correct in some ways and wrong in a lot of ways as well. Why not plan out everything, put it out here and let residents fine tune it. Put up multiple scenario where issues can appear out of nowhere and how do we handle it?

    Is JMB / PRO-Team so stuck up that they won't listen to other more experience or better problem solver solutions?

    I'm yelling out loud to those that support such way to voice out and let them know we as residents want these issues planned out with solutions and not solving one at a time. Come on everyone. Don't cheer for them so fast.

    (Kudos to Mr Lee who dare to put up the advance payment of RM20,000.00 and JMB president for standing up against previous management).

    3. that's my point why pay if our money gone with no trace..i think most of the unit still pay the water bill..is it fair to cut their water supply????I don't think so..maintenance fee is not related to syabas overdue bill..if people don't pay the maintenance bil its fair that they cant use pool,rubbish not collected and no security guard...why management only see the maintenance fee coz the syabas and tnd overdue bill...

  12. Any news? When will got water? After this case settle we all can arrange to pay water direct Syabas just need to fill form and must argee by all Bayu Villa population. There is the easier way and no more arguement.

    2. yup..individual meter..this method did highlighted a couple years ago but the management resist it coz they don't have any way to control resident from not paying the maintenance fee...but in the end we the resident suffer

    3. Yes, I had call Syabas and confirm before. They say got people apply before and get individual meter from Syabas but the conditions is need agree by the whole block. They say the procedure is done by management and need get whole block owner sign and agree and apply at Syabas.

  14. Can anyone check if management paid the insurance for our place as I did not receive any copy for Year 2013 / 2014?

    Be prepare for other problems as this so called JMB / PRO-Team doesn't know how to prepare action / contingency plan to face further arising problem.

    Is most of those faces in management / PRO-Team / JMB actually staying in Bayu Villa?
