Perjumpaan Dan Perbincangan Yang Memberangsangkan Daripada Penduduk Yang Hadir.


Perjumpaan Pro-Team bersama Pengerusi, AJK dan penduduk berjalan dengan lancar dengan kebanyakan penduduk yang menghadiri perjumpaan ini dengan sebulat suara bersetuju bekerjasama akan cuba membangunkan keadaan di dalam Bayu Villa.


Di dalam perbincangan tersebut juga ada di sentuh perkara yang terbaru iaitu pihak Syabas akan memotong bekalan air ke dalam Bayu Villa dalam masa beberapa hari ini jika tiada bayaran dapat diberikan kepada mereka.


Perkara ini amat merisaukan kerana pihak pengurusan JMB ada menghantar surat kepada Syabas, COB Klang serta mendapatkan surat sokongan daripada Ahli Parlimen Klang - Y.B Charles Santiago meminta pihak Syabas memberi tempoh masa yang lebih lama serta berjumpa dengan pihak atasan Syabas tetapi pihak Syabas tetap dengan pendirian mereka bahawa pemotongan akan dijalankan juga dalam beberapa hari ini. Pemotongan mungkin dapat dielakan untuk sementara waktu jika pihak pengurusan JMB Bayu Villa membuat bayaran.


Buat masa ini pihak Pro-Team telah berkomitmen akan menyediakan RM10,000.00 (upfront) sebagai langkah berjaga jaga jika pihak Syabas datang memotong bekalan air, wang sebanyak RM10,000.00 akan diberikan kepada pihak Syabas supaya pihak Syabas dapat memberi tempoh masa yang lebih lama kepada pihak pengurusan JMB Bayu Villa untuk mendapatkan "Sijil Perakuan" serta mempunyai akses ke atas akaun JMB Bayu Villa.

Pengerusi dan pengurusan JMB Bayu Villa akan cuba sedaya upaya menyediakan segala wang tunai (dalam sekitar RM2,000.00 ke RM4,000.00) yang ada bagi membuat bayaran kepada pihak Syabas. 


Oleh itu Pengerusi dan pihak pengurusan JMB Bayu Villa telah bersetuju akan memberi tawaran pembayaran pendahuluan (upfront) wang penyelenggaraan sebagai insentif kepada penduduk di Bayu Villa iaitu kepada mereka yang berupaya membayar wang penyelenggaran selama setahun akan diberikan diskaun sebanyak 10%.

Contoh: setiap bulan bayaran wang penyelenggaraan adalah RM100.00 X 12 bulan = RM1,200.00

Jika pembayaran sekali gus untuk 12 bulan maka diskaun 10 peratus akan diberikan. RM100 X 12 bulan = RM1,200.00 X 10% = RM120.00 (potongan diskaun)

Jumlah yang perlu di bayar cuma RM1,080.00 untuk setahun.

Tujuan tawaran ini adalah untuk memberi peluang kepada pihak pengurusan membayar tunggakan kepada pihak Syabas dan Tenaga Nasional Berhad.



Pihak pengurusan berharap sungguh agar mereka yang berkemampuan keluar untuk menolong pihak pengurusan JMB Bayu Villa dalam masa yang terdekat ini bagi membantu melepasi segala halangan serta keadaan situasi yang amat kritikal ini.

Bagi mereka yang dapat membantu di harap dapat datang ke pejabat JMB untuk membuat segala bayaran tunggakan wang penyelenggaraan semasa mereka.


Di dalam perjumpaan ini juga ada membincangkan mengenai Mesyuarat Agung Luarbiasa yang akan diadakan pada 21hb September 2014 (Ahad - Jam 10.00pagi). Pendaftaran bermula jam 9.00pagi. 

Perbincangan kali ini juga amatlah memberangsangkan di mana ramai daripada mereka yang hadir berkongsi pendapat dan memberi cadangan bagaimana semua penduduk harus bekerjasama dalam mengatasi masalah yang di hadapi oleh Bayu Villa.

  2. please dont be racist if wanna help bayu villa....its not all about the chinese only.get all races involve aswell...not only chinese staying in bayu villa..m sure there are many malays to staying here together with the indians..

  3. We never racist. On the announcement make inside the blog we invite all residents to attend but we cannot force people to attend. We want all of them to be involved.

    From our understanding the reason they don't want to attend because most of them couldn't settle their maintenance fees on time and moreover they also said that they don't want to get involved. They are willing to monitor from outside. Many of them also express their support towards us. All they want is the betterment of Bayu Villa.

    People will be judging on that.
    Lets put our energy to solve the cleaniness , security and syabas issues.

  5. Please limit it to certain time frame as doing often may reduce the total fund that will be available in the future.

    Example, 75 units paid in advance totalling RM90,000.00 and with discount of 10% equals only RM81,000.00. This means for the whole year Bayu Villa will be missing out on RM9,000.00. If more than 150 units paid in advance, this means double amount will be lost. The list goes on.

    Another issues is every month for a whole year Bayu Villa will not see those advance payment people paying. Example, if 150 units advance payment done, every month will not be seeing RM15,000.00 maintenance fund.

    Do this for lets say 1 month or less only. Then onwards do it like partial reduction of monthly maintenance with discount.

    Example, pay RM1,000.00 advance, every month for 2-years unit only only need to pay half of their maintenance fees which are calculated below.

    Non-discount Payment - RM100.00 x 24 = RM2,400.00
    Advance Discount Payment - RM1,000.00 + (RM50.00 x 24) = RM2,200.00

    Unit owner will still get discount over 2-years and management will still get half of monthly amount for those 2-years which is better than the first options. But this is all up to management to decide.

    Lastly, how secure is the payment will be recorded?

    Would it be possible to list out those who paid in a simple document everyday / week and post it here for a simple proof for everyone to see and print screen?

    Example, today there are 12 payment made by unit. Use an Excel file to record down as like below.

    B-G-11 INV0123132 RM100.00
    B-G-11 INV4123122 RM23.11
    D-1-6 INV1214323 RM100.00
    The list goes on.

    The owner or unit can check to see if their payment is recorded or not, else they can check with management again or argue on this. Another good or bad is it will let everyone know how much is collected per day / week / month. This also improves the accountability of JMB and this PRO-Team.

    Again, this is up to you all to decide. I'm watching from the side line yelling out ideas, suggestions, comments and verbal abuse only.

    1. We have acknowledge your points. The offer given is to encourage people to help Bayu Villa to stop Syabas and TNB from cutting any utilities services to Bayu Villa.

      At these moments Committees Members must be form first then every detail in the discussion will be shared inside the blog.

  6. Many of the 'Happening' thus far in such similar Apartment Management cases were attributable to lacking of "Transparency".
