Tunggakan Kepada TNB Mencecah RM 483,670.15.



Pada hari Jumaat yang lepas Bendahari JMB Bayu Villa Encik Lee telah pergi ke pejabat Tenaga Nasional Berhad di Jalan Meru untuk mendapatkan penyata yang terbaru mengenai status tunggakan kepada TNB. Permintaan penyata tersebut ialah untuk memudahkan Bendahari merancang serta membuat penilaian bagaimana hendak menjelaskan tunggakan TNB secara efektif tanpa menjejaskan pelan ansuran yang sedia ada dengan pihak Syabas dan pihak kontraktor yang lain. 


Setelah di buat pengiraan, status terbaru tunggakan Bayu Villa kepada TNB telah meningkat kepada RM 483,670.15 sehingga tarikh kemaskini 08.09.2014. Jumlah tersebut sememangnya amat memeranjatkan dan jika tidak di ambil sebarang tindakan, tunggakan tersebut akan naik kepada Setengah JUTA Ringgit (half million) 

Tetapi apa yang memeranjatkan ialah setelah siasatan yang terperinci dilakukan ke atas akaun semasa TNB bermula daripada bulan November 2013 sehingga sekarang, didapati perkara sama yang berlaku kepada pihak Syabas juga berlaku kepada pihak TNB.

TIADA PEMBAYARAN LANGSUNG WALAU SESEN PUN


Keadaan ini amat merisaukan. Kerisauan Badan Pengurusan Bersama (JMB) Bayu Villa yang baru sahaja mengambil alih nampaknya mempunyai satu misi yang amat mustahil untuk membangunkan keadaan status kewangan Bayu Villa.  


Sehingga hari ini pihak pengurusan JMB Bayu Villa amat memerlukan kerjasama daripada penghuni serta penduduk di dalam Bayu Villa dalam menolong pihak pengurusan berusaha menyelamatkan keadaan status kewangan di dalam Bayu Villa.

Mengikut rekod pembayaran yang tercatat di dalam sistem pembayaran wang penyelenggaraan, didapati masih ramai lagi yang tidak keluar untuk menjelaskan tunggakan masing masing.


Tanpa kerjasama ini, kemungkinan Pengsapuri Bayu Villa akan menghadapi satu krisis yang lebih buruk lagi. Penyediaan sejumlah wang dalam sekitar RM 50,000.00 amatlah penting untuk memulakan proses perbincangan dengan pihak TNB. 

Kami di JMB Bayu Villa berharap sungguh untuk mencari jalan serta menyelesaikan masalah ini sebelum pihak TNB mengambil sebarang tindakan.  

Pada bila bila masa dari sekarang, Bayu Villa mungkin berada di dalam keadaan kegelapan serta tiada bekalan air (akibat motor pam air yang tidak berfungsi), lif yang sedia ada tidak dapat digunakan.

NO SECURITY, WE NOT GOING TO PAY !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! and we want the useless president to step down immediately.. suppose all this kind of planning she has to do not Mr. Lee... we never see her ronda around BV to check all the problems we are facing now.. she don't border at all the problems we are facing now.. she only know go out to work every morning and came back from work at the evening... what kind of useless president is this... everything don't know.. talk only no. 1 ... IF SHE STILL SILENT HERSELF... WE WILL ASK ALL THE RESIDENT OF BV DON'T PAY A SINGLE CENT TO OFFICE... WE WANT ACTION... DON'T JUST TALK ONLY PANDAI....

  4. Kalau semua orang tak nak buat bayaran, Macam mana nak upah securities? Wang tak nak keluar tapi nak minta ni minta tu, semasa waktu ada security ada buat bayaran tak?? masa tak ada air cakap tunggu ada air, Sekarang ada air percuma nak tunggu security

  5. Dear all my friends in Bayu Villa.

    As a management teams, we do always read all the posting but we only reply when there is a need. Sorry about the whole situation.

    We have been elected recently (21st Septemeber 2014). We can't do everything in one shot. We have to put things together and access everything before we able to do things right.

    Basically based on the Treasurer assessment until today, we are unable to provide any security guards because our financial are in a very BAD situation. A situation that can only last for few months if our financial system cannot cover up all the expenses.

    The problem occur at these moments were created by previous management. We are trying hard to bring up this place but in order to bring up the place, we need to scarify other things as well. Let me enlighten what are the situation that we are facing at these moments ...

    We own TNB : RM 483,000.00, Syabas : RM 350,000.00 (after paid RM 45,000), Pejabat Tanah Galian (Quit Rent) : RM 17,000.00 (till year end), Security Company : RM 150,000.00, Elevators Maintenance : RM 26,000.00, Cleaners : RM 32,500.00 ..... Small contractors RM 15,000.00 +/- xxxxxx , Upkeep for maintenance every month RM 20,000.00 (workers salary + water pump + paip leaking and many many more)

    Based on the above amount, Bayu Villa (RM1,100,00.00 +/-) own to these creditors ONE Millon plus. Our main concern right now is to concentrate on 3 important issue (Syabas, TNB and maintaining the cleaners). If we spent more, no matter how many Mr Lee exist, Bayu Villa would eventually collapsed

    Our September account is already in order, we will publish it once we got our latest statement from the Bank. This is our first step towards transparency.

    We do hope you all understand the whole situation. Our hands are being tie up. We cannot do anything. If residents still cannot understand the situation that we are facing here, we JMB have no ideas how to manage this place but believe us if one day our financial system are in order we will restore back the security.

    The President and its present AJK committee are doing their best to bring up the place.

  7. We all understand the financial crisis in BV. What we MORE cocern now is the SAFETY OF THE RESIDENT IN BV. You always say no money, no money, no money... If no money we can do thing without using money. Can't you plan to form a RUKUNTETANGGA group. and where is RAYMOND WONG gang dissapear.. Isn't he received RM6000 each year from goverment. at this critical situation, why you management don't instruct him to do his job. we need sameone to ronda at night only. we have 750 houses in BV. Can't u get 5 to 10 person per night to ronda at night. do u know that there is so many cases of car cermin pecah.. what u do... NOTHING !!

    If u can't form a rukuntetangga.. u and ur ajk please came down and ronda at night.. DON'T JUST TALK ONLY.. WE WANT ACTION !!!!

    2. 1) There is no Raymond Wong gang.
      2) KRTBV are legal. Reporting to Government and Polis.
      3) RM6000 Given by government are for function purpose. Bdw, each KRT entitled to received RM 6k are base on organizing 12.function in a year.
      KRT are base on TEAM WORK.

  8. bila JMB nak senaraikan semua unit yang masih engan buat bayaran ? berapa yang dia org hutang? ambilah tindakan untuk kutip hutang, kenapa tak kuci metar air sesiapa yang masih engan buat bayaran?

  9. 1) kalau betul Raymond Wong ada RM6000. JMB boleh tubuhkan rukuntertangga untuk jaga keselamatan BV.
    satu malam 5 org ( satu block seorang ) dan setiap org diberi allowance RM10 semalam, tak semestinya orang yang sama ronda pada setiap malam, boleh ambil giliran tukar tukar org. sebulan baru RM1500. RM6000 tu boleh tahan untuk 4 bulan.
    di BV terdapat ramai org yang tak ada kerja dan yang dah bersara. saya rasa mereka tentu boleh bantu kita. JMB hanya perlu sediakan Walkie Talkie, Whisthle, Torch light.

    2) jika JMB hanya tulis statement di dalam blog ini menyuruh org bayar , saya rasa sampai bila2 pun org tak akan bayar. sebab ramai yang tak baca blog ini. JMB patut print out statement ini dan tampal di semua block papan notis dan JMB mesti instruct AJK JMB pergi ke setiap rumah demi rumah untuk terangkan pada mereka situasi BV dan minta mereka bayar. dengan cara ini saya rasa ramai tentu akan bayar. setiap AJK incharge satu block. dalam satu bulan dah boleh habis berbincang dengan semua penduduk2 di BV.

    jangan guna kekerasan dengan mereka termasuk kunci meter air, ramai penduduk di sini adalah terdiri dari high educated people dan juga ada yang macam samseng. jika guna kekerasan lagilah ramai yang tak puas hati dan tak akan bayar.

      Geran RM6k yang disalurkan oleh kerajaan adalah untuk membuat program Dan bukan untuk diberi allowance untuk sesiapa yang buat rondaan. Membuat rondaan adalah secara Sukarela. Kesemua alat memang disediakan oleh kerajaan seperti Whistle ,.torch light , cota, pakaian keselamatan Dan walkie talkie. Insuran peribadi juga diberi.
      KRT mula senyap disebabkan oleh beberapa isu...

      1)Adakah penduduk berkerjasama.?
      - Tiada peronda yang sanggup turun membuat rondaan secara Sukarela.

      2) Berita yang tak masuk akal telah disebarkan oleh group yang ...
      - Kenapa account RTBV Tak dipamerkan di notis board? Patut ke dipamerkan?
      -Siapakah yang salurkan geran RM 6k SETAHUN . ? Kerajaan.
      -Account RT report kepada kerajaan.

      3) Air Mineral KRTBV.
      -Siapa yang keluarkan modal RM10k untuk proses sticker, botol. &.lain?
      KRTBV tiada mengeluarkan modal.
      -Adakah Air mineral masih berterusan? Tidak..

      Oleh kerana beberapa isu isu yang telah menyakitkan maka kami telah bercadang untuk menutup KRTBV.

  10. Put out all invoices and quotations for everyone to judge. Blankout the supplier / vendor details and give full details on the work or items for everyone to see.

    Who knows maybe some residents can get better pricing or quality items than the quoted.

    Posting statement is just half the steps to transparency.

    Want people to pay? Then better ask why most residents are not paying. If not wrong, only 20% of residents are paying only. Give those 80% some rebates for settlement of all outstanding amount. Reduce the current maintenance amount since we have no security, swimming pool, limited cleaners and others. Entice the 80% to pay, not keep yapping for everyone to pay.

    Told you JMB told ask residents why and make a win-win solutions to all but instead choose to let problem to happen just to frighten everyone.
